　　事緣:

　　(一)_____(下稱本人)于200__年__月__日與_____(下稱"發展商")簽訂《商品房買賣合同》(下稱該買賣合同)以人民幣_____元及接該契約之條件向發展商預購座落于_____之房產。

　　(二)本人為履行該契約中所列之條件及核付應付之樓價向銀行借款人民幣_____元整,200___年___月___日與銀行簽訂了《房屋按揭貸款合同》(下稱該貸款合同)、《房屋按揭貸款抵押合同》(下稱該抵押合同)上述合同編號:___。本人保證按時還款,并以買賣合同項下本人應有之全部權益及該貸款合同項下的房產(包括預售階段房產)及其有關權益(下稱)〔抵押物1〕抵押給銀行,賦予銀行第一優先抵押權,并在銀行開設活期存折,帳號_____(下稱該帳號),對貸款合同中所有應付之款項均從此帳號照付。

　　1、同意銀行以無折(卡)支取方式在授權扣款帳戶中按貸款合同規定扣取貸款金額入發展商( )的帳戶,授權銀行在該帳戶中代扣印花稅(金額為:貸款金額的0.05‰),以及扣取銀行每月供款和過期罰息。

　　2、若因扣款帳戶余額不足或本人其他原因導致銀行無法按時足額扣款,本人承擔由此產生的違約責任。違約后第一筆還款由本人在 三 日內到銀行指定的網點辦理。

　　3、若扣款帳戶發生掛失、練結、結清,或本人需要變更扣款帳戶,本人應到銀行辦理變更手續。在變更手續生效前,若扣款帳戶已無法足額抵扣款,本人應到銀行指定的網點辦理還款。

　　本人確認并聲明此項委托是不可撤回的,除非得到受托人的書面同意。本委托書的訂立、解釋及爭議的解決將適用中華人民共和國法律,受中華人民共和國法律保障。
